a home is a complex process to say the least. With constant changes in
regulations and laws that effect both buyers and sellers professional
help can pay off. A home is the biggest investment that most of us will
ever make and statistics show that people who purchase homes without
professional representation often make costly mistakes. Fortunately
these mistakes are avoidable. It's a matter of having someone there to
provide you with information so you can weigh your options and make a
wise buying decision. Buying can also seem very overwhelming an
experienced professional can help you step by step to make your buying
experience easy and enjoyable. BUYER AGENCY WHAT DOES REPRESENTATION COST? In
real estate transactions the sellers pays the commission for both the
buyer and listing agents. This allows you to be represented by a full
time professional realtor at no cost to you. WHAT DOES A BUYER AGENT DO? A
buyer agent can help you find the right loan program. Provide you with
information on the market value of the home you wish to purchase. Write
your sales contract and represent your best interest throughout the
transaction. CAN A BUYER AGENT SHOW ME ANY HOUSE ON THE MARKET?
Yes. A buyer agent can show you any house for sale that is on the market. Remember the agent who has the house listed is work for the sellers best interest not yours. CAN I USE A BUYER AGENT IF I BUY A NEW HOME? Yes you can. There are major differences in the purchase of new homes versus previously owned homes. Lets look at the two biggest differences. The first is the contract. In previously owned homes the contract used by realtors comes from the board of realtors and seperates the cost into sellers closing cost and purchasers closing cost. In new homes the contracts are written by the builders often times the purchaser is required to pay all costs, (sellers and buyers). Builders often offer money for options or closing costs but this can be a small concilation if you are asked to pay all the closing costs. The second difference is loan programs. Realtors work with lenders daily and have information on all the new loan programs available. An important part of a buyer agents job is to find the loan program right for you. In contrast builders work with 1 or 2 different lenders and put you in the program you will most likely qualify for. This may not be the best program for you.
